The Northern Ireland Rental Market in 2026 - What the Numbers Say

The Northern Ireland rental market remains extremely strong. According to PropertyPal’s latest figures, the average rent has now passed £1,000 per month for the first time, reaching £1,013. Rents are up 3.8% over the past year, while the number of available rental properties has fallen by 5%.

Perhaps the most striking figure, though, is tenant demand. PropertyPal reports an average of 63 enquiries for every rental property advertised. This matches our lived experience very closely. From a letting agent’s perspective, that demand is very real. Well-presented properties in good locations can attract a significant amount of interest very quickly. But strong demand doesn’t mean landlords can simply put any property on the market and expect the best result. The fundamentals still matter.

What Tenants in Northern Ireland Are Looking For

Most good tenants aren’t looking for anything particularly complicated. They want a clean, comfortable, well-maintained home in a convenient location and, importantly, a landlord or agent who will deal with issues properly when they arise. Presentation makes a big difference. A property that is freshly decorated, clean and well looked after will generally attract a better response than one where maintenance has been allowed to slip. Energy costs are also increasingly important. Tenants are much more conscious of how expensive a property will be to heat and run, so energy efficiency should be part of a landlord’s thinking when improving or purchasing a rental property.

Why Chasing the Highest Rent Isn't Always the Right Move

One mistake landlords can make in a strong market is concentrating solely on achieving the highest possible monthly rent. Of course rent matters, but the quality and reliability of the tenancy matter just as much. A good tenant who looks after the property, pays consistently and stays for a reasonable period can be considerably more valuable than squeezing out an extra few pounds each month. Pricing the property correctly from the outset, carrying out proper referencing and choosing the right tenant remain important, regardless of how strong demand is.

What Is a Realistic Rental Yield in Northern Ireland?

There isn’t one yield figure that works across Northern Ireland. It can vary significantly depending on location, property type, purchase price, condition and the level of rent achievable. The headline percentage also doesn’t tell the whole story. Landlords need to consider the actual cost of owning the property, including maintenance, insurance, rates where applicable, management costs, periods between tenancies and the cost of keeping the property compliant with current regulations. For anyone considering buying a rental property, we would always recommend getting realistic rental advice before committing to the purchase. A property that looks like a good investment on paper may not necessarily be the one that performs best in the rental market.

Why Property Management Matters More Than You Think

With rental demand at its current level, letting a property may appear relatively straightforward. Managing one properly over a number of years is a different matter. There are responsibilities around safety, compliance, deposits, maintenance and the day-to-day management of the tenancy. Regulations also continue to change, so landlords need to stay informed. A good letting agent should do much more than advertise a property and collect the rent. Their job is to help a landlord protect the property, find the right tenant, stay on top of their responsibilities and deal with problems before they become bigger ones. The current market undoubtedly presents opportunities for landlords. Demand is high, supply remains limited and rents have continued to grow. But, as ever, the landlords who tend to get the best long-term results are those who treat the property as a long-term investment, look after their tenants and take good advice along the way. If you own a rental property, or are considering becoming a landlord, a conversation with an experienced local letting agent before making your next move can be time well spent.
